Warehouse and Industrial Design: What Actually Governs

Industrial buildings look like the simplest thing an architect can be asked to do. They are a shed. They are also the building type where a small dimensional error costs the most, because the whole structure exists to serve a process, and the process has fixed dimensions.
Clear height is the first number
Not the eaves height, not the ridge. The clear height under the lowest obstruction , under a haunch, under a sprinkler, under a light fitting, under a duct.
This number determines how many pallet levels the racking can hold, which determines the storage capacity, which is the entire economic purpose of the building. A building 400mm short of the next racking level has lost a whole tier across its entire floor area.
Establish it from the racking layout, not from a rule of thumb, and then protect it. Every service run has to be coordinated against it, and every one of them will try to hang below it.
The column grid follows the racking and the truck
A column in the wrong place blocks a rack run or an aisle. The grid should be set by the racking module and the turning requirement of the material handling equipment, not by structural convenience.
Longer spans cost more in steel and save more in usable floor. That trade is calculable and should be calculated rather than assumed.
The floor is the most demanding element
A warehouse floor carries point loads from racking legs and takes constant traffic from handling equipment, and it must be flat.
Flatness is a specification with a number. Narrow-aisle equipment operating at height is extremely sensitive to floor tolerance , a small deviation at floor level becomes a large deviation at the top of a mast. Specify the flatness class against the equipment, and test it.
Then: load capacity for the racking point loads, joint layout and joint sealing, and abrasion resistance. Floor joints are where failures start, and the repair is disruptive because it stops operations.
Docks are set by the vehicle, not the building
Dock height against the vehicle bed height, which varies by vehicle type. Dock spacing against throughput. Levellers, shelters, seals.
And the apron: the yard depth in front of the docks is determined by the turning circle of the largest vehicle that will ever use it, reversing. This routinely consumes more site area than clients expect and it cannot be negotiated. A dock a truck cannot reach is not a dock.
Get the vehicle specification in writing at the start. The whole yard geometry follows from it.
Fire, which drives more than people expect
Industrial fire requirements are demanding and they shape the building: compartmentation and maximum compartment areas, sprinkler design against the actual commodity classification and storage height, smoke venting, fire tender access around the perimeter, water storage and pump capacity.
The commodity classification matters enormously , what is stored determines the sprinkler design, and a building designed for one classification and let to a tenant storing another is a building with a compliance problem.
The rest that decides whether it works
- Roof design for the monsoon. Large roof areas, high volumes of water, and gutters and downpipes sized for genuine Indian rainfall intensity rather than a default.
- Ventilation and heat. An uninsulated steel roof over a working floor in May is an occupational problem, not just a comfort one.
- Daylight. Rooflights reduce running cost substantially and need to be balanced against heat gain and the fire strategy.
- Office and amenity, which is small in area and where every person in the building spends their day.
- Expansion. Most industrial clients grow. A building that cannot be extended in one direction without demolishing something is a building that will be replaced rather than extended.
The instruction
Do not start with the building. Start with the process, the racking and the vehicle. Get their dimensions in writing, design the building around them, and then defend the clear height against every consultant who wants to hang something below it.
