Green Building Certification in India: IGBC, GRIHA and LEED Compared

Three systems dominate green building certification in India, and clients routinely choose between them for the wrong reason, usually whichever one a consultant mentioned first.
They reward different things. The choice should follow from what the building is and who it is for.
The three
IGBC, run by the Indian Green Building Council under the CII, offers rating systems tailored to Indian building types, homes, factories, townships, schools, existing buildings. It is widely recognised in the Indian market and its ratings map onto local practice and locally available materials. For a domestic commercial or residential project, it is usually the path of least friction.
GRIHA, developed by TERI and adopted as the national rating system, is the one most closely aligned with Indian government requirements and is frequently mandated on public projects. It places heavy emphasis on site planning, water, waste and the construction process itself, and it is generally regarded as the more demanding on documentation.
LEED, from the US Green Building Council, carries the strongest international recognition. For a building whose tenants or investors are international, LEED is often the requirement rather than a choice. It is also the most expensive to pursue and, being written for a different regulatory and climatic context, occasionally rewards solutions that are not the best answer for an Indian site.
What certification actually asks of a design
Regardless of system, the credits cluster in the same areas, and each has a design consequence that has to be accepted early.
Site. Density, transport access, protection of existing vegetation, control of construction-phase runoff and erosion. Largely determined by site selection, which is often settled before an architect is appointed.
Water. Efficient fixtures, rainwater harvesting, wastewater treatment and reuse, drought-appropriate landscape. In most Indian contexts these are the highest-value credits, and dual plumbing for treated water reuse has to be designed in from the start.
Energy. Envelope performance, system efficiency, controls, renewables. This is where the largest share of points sits and where the money is.
Materials. Regional sourcing, recycled content, low-emission finishes. Straightforward if planned, near-impossible if procurement has already happened.
Indoor environment. Daylight, views, ventilation rates, thermal comfort, acoustics. These credits align almost exactly with what makes a building pleasant, which is the best argument for certification.
The honest costs
There is a design cost, because certification requires modelling, documentation and a coordinated consultant team. There is a construction cost, though it is smaller than commonly assumed when the project is planned for certification from the outset, and considerably larger when it is not. And there is a process cost in fees and staff time.
The variable that matters most is when the decision is taken. Certification pursued from the concept stage is a design discipline. Certification pursued after the design is frozen is a retrofit exercise, and that is where the reputation for expense comes from.
When it is worth it
Pursue it when tenants or investors require it, when the building is public and the rating is mandated, when the asset will be held long enough for operational savings to matter, or when the client wants the external discipline that a rating imposes on a design team.
Be sceptical when the motivation is purely marketing on a building that will be sold quickly, or when the pursuit of a specific plaque is distorting decisions that should be made on merit.
The point worth making
A rating measures compliance with a checklist. It does not measure whether a building is good.
An uncertified building that is properly oriented, well shaded, sensibly massed and easy to ventilate will outperform a certified building that got there through equipment. The credits and good design overlap substantially, but they are not the same thing, and it is worth being clear which one you are buying.
Design the building properly first. Then certify it, if certification is useful to you.
